The Redmond neighborhood Microsoft families ask about first

—— Living in Education Hill

Education Hill got its name from the cluster of schools on it, and that is still the point. Redmond High, Redmond Middle and several elementaries are inside or on the edge of the neighborhood, so many families walk. The housing is 1960s to 1990s single-family on modest lots, a large share of it updated, with pockets of newer construction and a few townhome developments on the lower slopes near downtown.

The commute is the other half of the appeal: Microsoft’s main campus is ten minutes down the hill, downtown Redmond and its light rail are five, and the trail system connects to the Sammamish River. For a Microsoft or Nintendo household with school-age children, Education Hill is often the first and last neighborhood they look at.

Who it fits

Is Education Hill right for you?

Education Hill suits buyers who want to walk to schools and parks and be at Microsoft in ten minutes, and who are fine with a 1980s house they may update over time. It is the most liquid resale market in Redmond because the buyer pool is deep and consistent.

It is a weaker fit for buyers who want a new home on a large lot; those are in North Redmond, English Hill and Redmond Ridge.
