Bellevue is where the Eastside stops being a suburb. Downtown has a real skyline, the 2 Line light rail runs through it, and the corporate footprint of Amazon, Meta, T-Mobile, Overlake Medical Center and dozens of smaller employers means a large share of relocating households end up either living here or commuting here. The city is also home to the Bellevue School District, ranked first in Washington by Niche, which drives demand and prices in every neighborhood inside its boundaries.
Bellevue is not one market. West Bellevue and the lakefront neighborhoods price with Medina and Clyde Hill. Somerset, Newport Hills and Woodridge are view-driven family neighborhoods. Lake Hills, Crossroads and Eastgate are where first-time Eastside buyers still find single-family homes under $1.5M. Knowing which Bellevue you are looking at matters more than the city name.

The Sound Transit 2 Line runs from South Bellevue through Downtown, Wilburton and the Spring District to Redmond Technology Station, with the connection across I-90 to Seattle scheduled to open. RapidRide B runs Bellevue to Redmond along NE 8th and 156th, and 405 Stride bus rapid transit connects north to Kirkland, Bothell and Lynnwood.

The four comprehensive high schools are Bellevue High (west), Interlake (north and central), Newport (south) and Sammamish High (east Bellevue, not the city of Sammamish). International School and Big Picture School are district-wide choice programs by lottery. Elementary and middle boundaries are complex and have been redrawn several times in the last decade.
North Bellevue near Bridle Trails is partly inside the Lake Washington district, and the far east edge touches Issaquah School District. We verify the exact district and school assignment for every address before an offer.

Is Bellevue too expensive for a first Eastside purchase?
Not always. Lake Hills, Crossroads, Factoria and Eastgate still have single-family homes in the $1.1M to $1.5M range inside the district. Condos downtown start well below the citywide median. The premium is real in West Bellevue and Somerset.
Does Bellevue have light rail?
Yes. The 2 Line runs through Downtown, Wilburton, Spring District and east to Redmond Technology Station. The I-90 connection to Seattle is scheduled to open and will make Bellevue the easiest Eastside city for a car-free Seattle commute.
