Relocating to Medina

Lakefront estates and old-growth privacy on the Bellevue side of 520, five minutes from downtown Bellevue and one bridge from Seattle.

The most private address on the Eastside, and one of the most expensive in the country.

—— Living in Medina

Medina occupies the peninsula between Meydenbauer Bay and Evergreen Point, three miles of Lake Washington shoreline wrapped around a few hundred homes. There is no commercial district beyond the post office and city hall on the waterfront; the appeal is quiet streets, mature trees, Medina Beach Park and a 520 on-ramp at the end of the road.

Buyers here are usually already settled on the Eastside and moving up, or relocating executives who want Bellevue schools and a Seattle commute measured in minutes. Homes range from 1950s ramblers on large lots to new construction well past $10 million on the water.

Questions we get

Medina relocation questions

Is anything in Medina under $3 million?

Rarely, and usually an older non-waterfront home that trades close to land value. Clyde Hill and the Bellevue side of Meydenbauer are where the more attainable options tend to be.

How private is it really?

Very. No through traffic, no commercial strip, a small police department and a strong tree code. That is the product.

Public or private school?

Bellevue School District is excellent and Medina Elementary is well loved. Many families still choose private, so we tour both paths.

What about the 520 toll?

Round-trip tolling adds up for daily Seattle commuters, but the time savings versus I-90 or 405 usually make it worth it. Good To Go accounts reduce the rate.

Medina, Clyde Hill, Hunts Point or Yarrow Point?

They share a school district, a commute and a market. Medina and Hunts Point are waterfront-heavy; Clyde Hill is views and slightly lower prices; Yarrow Point is the quietest. We usually tour all four.
