Waterfront downtown, walkable neighborhoods and the shortest commute to EvergreenHealth and the north Eastside

—— Living in Kirkland

Kirkland is the Eastside city people pick when they want a downtown they can walk to and a lake they can see. The core along Lake Street and Central Way has restaurants, the marina, Marina Park and a summer scene that feels more like a small waterfront town than a suburb. Away from the water, the city is a set of distinct hillside and lakeside neighborhoods, each with its own price point and school feeder pattern.

For relocating professionals it is the most central of the five Eastside cities: 520 and 405 both run through it, so Microsoft, Amazon Bellevue and downtown Seattle are all reachable without crossing the whole region. For healthcare hires, EvergreenHealth is inside the city limits, which makes Kirkland the obvious first look.

Schools

Schools in Kirkland

Kirkland is served by the Lake Washington School District, which also covers Redmond and Sammamish north of the plateau. It is consistently among the top-rated districts in Washington and has strong STEM options. High schools serving Kirkland include Lake Washington High School (Kirkland core and Houghton) and Juanita High School (Juanita, Finn Hill, Kingsgate), with parts of east Kirkland feeding Redmond High. The district also runs choice schools such as International Community School and Tesla STEM High School that draw from across the district by application.

Boundaries move more often than people expect. Before writing an offer on a specific street, we confirm the current feeder pattern directly with the district rather than relying on a listing description.

Questions we get

Kirkland relocation questions

Is Kirkland a good fit for someone joining EvergreenHealth?

Yes, and it is usually the first city we show. Juanita, Totem Lake, Finn Hill and Kingsgate all put the hospital within a 5 to 30 minute drive, and the Lake Washington schools remove the usual trade-off between commute and district quality.

How does Kirkland compare with Bellevue on price?

Kirkland is generally 10 to 15 percent below Bellevue for comparable single-family homes, with the exception of the waterfront and Houghton view corridor, which price like West Bellevue. Condos are meaningfully cheaper in Kirkland.

Should I rent first in Kirkland?

If you are new to the region and your timeline allows, a 6 to 12 month rental in downtown Kirkland or Juanita is a low-risk way to test the commute and the neighborhoods before buying. Rental inventory is deeper here than in Sammamish or Bothell.
