Relocating to Medina
Lakefront estates and old-growth privacy on the Bellevue side of 520, five minutes from downtown Bellevue and one bridge from Seattle.
The most private address on the Eastside, and one of the most expensive in the country.
—— Living in Medina
Medina occupies the peninsula between Meydenbauer Bay and Evergreen Point, three miles of Lake Washington shoreline wrapped around a few hundred homes. There is no commercial district beyond the post office and city hall on the waterfront; the appeal is quiet streets, mature trees, Medina Beach Park and a 520 on-ramp at the end of the road.
Buyers here are usually already settled on the Eastside and moving up, or relocating executives who want Bellevue schools and a Seattle commute measured in minutes. Homes range from 1950s ramblers on large lots to new construction well past $10 million on the water.
Getting around
Commute times from Medina
Typical weekday morning drive times from Medina. The 520 bridge is tolled and the Seattle direction is fast outside of the peak hour.
| Destination | Typical AM drive |
|---|---|
| Downtown Bellevue | 5 to 12 min |
| Downtown Seattle via 520 | 15 to 30 min |
| Amazon, South Lake Union | 15 to 30 min |

| Microsoft main campus, Redmond | 15 to 25 min |
| Downtown Kirkland | 15 to 20 min |

Evergreen Point has a freeway station on 520 with frequent bus service to the UW light rail station and downtown Seattle. Within Medina itself there is no transit; everything is a short drive or bike ride to Bellevue.
Where to live
Medina neighborhoods
Medina is small enough that neighborhoods are really streets and shorelines. The neighboring towns of Hunts Point, Clyde Hill and Yarrow Point share the same market and are usually part of the same search.
Schools
Schools in Medina
Medina is in the Bellevue School District, one of the highest-performing districts in the state. Medina Elementary sits in the center of town, feeding Chinook Middle and Bellevue High School.
Private options are a major part of the picture here: Bellevue Christian, Eastside Preparatory, Overlake School and Lakeside in Seattle are all common choices, and many families tour them alongside the public path.
- Bellevue School District: Medina Elementary, Chinook Middle, Bellevue High
- Bellevue High is walkable from the southern edge of Medina
- Private: Bellevue Christian, Eastside Prep, Overlake, Lakeside, Bush School
- Bellevue College and the UW are each 30 minutes away

The Medina median sits well above $4M and the range runs to eight figures on the water. Many sales are private or off-market, and teardown value often sets the floor on older homes. This is a market where representation and access matter more than search tools.

Questions we get
Medina relocation questions
Is anything in Medina under $3 million?
Rarely, and usually an older non-waterfront home that trades close to land value. Clyde Hill and the Bellevue side of Meydenbauer are where the more attainable options tend to be.
How private is it really?
Very. No through traffic, no commercial strip, a small police department and a strong tree code. That is the product.
Public or private school?
Bellevue School District is excellent and Medina Elementary is well loved. Many families still choose private, so we tour both paths.
What about the 520 toll?
Round-trip tolling adds up for daily Seattle commuters, but the time savings versus I-90 or 405 usually make it worth it. Good To Go accounts reduce the rate.
Medina, Clyde Hill, Hunts Point or Yarrow Point?
They share a school district, a commute and a market. Medina and Hunts Point are waterfront-heavy; Clyde Hill is views and slightly lower prices; Yarrow Point is the quietest. We usually tour all four.
