FAQ
Relocation Questions, Answered Honestly
These are the questions I get most often from tech professionals relocating to the Eastside. I've answered them the way I'd answer a friend, not with marketing copy.
Should I live in Redmond or Bellevue if I'm working at Microsoft?
If your primary goal is a short commute (under 15 minutes) and a strong STEM-focused community, Redmond is ideal. If you prioritize the #1 ranked school district in the state (Bellevue SD) and prefer a more urban, cosmopolitan lifestyle with high-end shopping and dining, Bellevue is the better choice, though the commute will be 20–35 minutes.
What's the best neighborhood for Microsoft employees with kids in school?
Education Hill in Redmond is my top recommendation. You're 10–15 minutes from campus, the schools are excellent (LWSD), the neighborhood has real community feel, and you're not paying the Overlake premium. For families who prioritize the absolute best school district ranking, West Bellevue or Somerset in Bellevue are the alternatives.
How does Microsoft's return-to-office policy affect where I should buy?
Microsoft's April 2026 RTO policy requires 3 days/week in-office for employees within 50 miles of campus. This makes commute time a critical factor. I'd recommend staying within 30 minutes of campus (Redmond, Kirkland, or close-in Bellevue) to avoid commute fatigue. Sammamish and Bothell are viable but the 40–45 minute commute adds up over time.
Is it possible to buy a home remotely without flying to Seattle multiple times?
Yes, and I've helped dozens of clients do exactly this. My remote buying process includes: detailed video walkthroughs of shortlisted homes, live FaceTime tours during showings, digital offer submission, remote notarization for closing, and full coordination of inspections and repairs. Most remote buyers fly in once — for the final walkthrough before closing — or skip that entirely.
What's the difference between Lake Washington School District and Bellevue School District?
Bellevue School District is ranked #1 in WA, known for highly competitive academics and strong International Baccalaureate (IB) programs. Lake Washington School District (serving Redmond/Kirkland) is also top-tier (Top 5 in WA) but is often described as having a slightly more balanced approach with excellent STEM alignment and less hyper-competitive pressure. For most Microsoft families, LWSD is the better fit.
How competitive is the Eastside real estate market right now?
The Eastside market remains highly competitive, especially for turnkey, single-family homes in top school districts (Redmond, Bellevue, Kirkland) priced between $1.2M and $1.8M. Multiple offers are common. Having a local agent who knows how to structure a winning offer — escalation clauses, pre-inspection offers, clean terms — is critical. I've helped clients win in competitive situations repeatedly.
What price range should I expect for a 4-bedroom home near Microsoft?
In Redmond (Education Hill, Overlake): $1.2M–$1.8M. In Kirkland (Juanita, Bridle Trails): $1.3M–$2M. In Bellevue: $1.5M–$2.5M+. In Sammamish: $1.2M–$1.7M. In Bothell: $900K–$1.3M. These are 2026 ranges for 4-bedroom single-family homes in good condition in desirable neighborhoods. Prices vary significantly by specific street, school zone, and condition.
Should I rent first or buy immediately when relocating?
If you're unfamiliar with the area, renting for 6–12 months allows you to explore different neighborhoods, test the commute, and understand the school districts before committing to a purchase. However, if you know exactly what you want and have a strong local guide, buying immediately can lock in your housing costs and build equity sooner. I can help you make this decision based on your specific timeline and risk tolerance.
What's the commute like from Sammamish to Microsoft?
Sammamish to Microsoft's main Redmond campus is typically 25–40 minutes by car depending on traffic. The main routes are SR-520 via Issaquah-Pine Lake Road or I-90 to SR-520. There is no direct light rail option from Sammamish. Microsoft does run connector shuttles from some Sammamish park-and-ride locations. If commute time is your top priority, Sammamish is not the best choice.
How is Bothell different from the other Eastside cities?
Bothell is the value play on the Eastside. Home prices are $200K–$400K lower than comparable Redmond properties. The Northshore School District is A+ rated and often overlooked. The commute to Microsoft is 30–45 minutes. Bothell has a charming downtown area and a strong sense of community. It's the right choice for buyers who want Eastside quality without Eastside prices.
What makes you different from other Eastside real estate agents?
Three things: I grew up here (3rd-generation Eastsider), I hold Washington State's highest real estate license (Managing Broker), and I've specialized in tech professional relocation for 20+ years. I'm not a generalist who dabbles in relocation — it's my primary focus. I know which specific streets in Education Hill have the best elementary school zones, which new developments are worth the premium, and how to win in competitive offer situations.
Does Washington State have an income tax?
Washington State does not have a personal state income tax. This is a significant financial benefit for tech workers relocating from high-tax states like California. A Microsoft employee earning $300K in California might pay $30K+ in state income tax. In Washington, that's $0. However, Washington does have a capital gains tax on gains over $270,000 and relatively high sales and property taxes.
Can I use my RSUs (restricted stock units) to buy a home on the Eastside?
Yes, and many tech professionals do. RSU income can be used for down payment funds (if vested and received) and can be counted as income for mortgage qualification purposes if you have a 2-year history of receiving them and can demonstrate continued vesting. I work with mortgage brokers who specialize in tech employee compensation structures and can help you navigate this.
How does the cost of living on the Seattle Eastside compare to the Bay Area?
Housing costs on the Eastside are 30–50% lower than comparable Bay Area markets. A $1.5M home in Redmond would cost $2.5M–$3M+ in Palo Alto or Cupertino. Combined with no state income tax, the financial case for relocating from the Bay Area to the Eastside is compelling. Property taxes are also lower than California's effective rates in most cases.
Where do Microsoft employees actually live?
The highest concentration is in Redmond (especially Education Hill, Overlake, and North Redmond) and Kirkland (Juanita, Bridle Trails). Significant numbers also live in Bellevue, Sammamish, and Bothell. A smaller but growing number live in Issaquah and North Bend for those who prefer a more rural setting. Very few Microsoft employees commute from Seattle proper due to traffic and distance.
What should I know about the Eastside real estate market if I'm relocating from out of state in 2026?
Key facts for 2026: (1) Inventory remains tight in the $1M–$2M range. (2) Multiple offers are common on well-priced homes in good school districts. (3) Interest rates have moderated but are still higher than 2020–2021 lows. (4) The Microsoft RTO policy has increased demand from out-of-state relocators. (5) Remote buying is fully viable with the right agent. (6) Pre-approval before starting your search is essential — sellers won't take you seriously without it.
What's the Microsoft Connector shuttle and how does it work?
Microsoft operates a network of free shuttle buses that connect various Eastside neighborhoods and park-and-ride lots to the Microsoft campus. Routes cover Redmond, Kirkland, Bellevue, Sammamish, and Bothell. Check the Microsoft Connector app for current routes and schedules. The shuttle is a significant perk for employees who live along the routes.
Is the East Link light rail useful for Microsoft employees?
Yes, especially if you live in or near Overlake or downtown Bellevue. The East Link connects Overlake Village and Overlake Transit Center (near Microsoft campus) to downtown Bellevue and downtown Seattle. If you live near a light rail station in Bellevue, you can commute to Microsoft without a car. The line opened in 2023 and has been well-utilized by tech employees.
What's the best way to find a rental in the Eastside before buying?
The Eastside rental market is competitive. Best approaches: (1) Start your search 60–90 days before your move date. (2) Use Zillow, Apartments.com, and Craigslist for listings. (3) Consider corporate housing for the first 1–3 months if you're relocating on short notice. (4) Ask your employer's relocation coordinator for preferred housing partners. (5) Contact me — I sometimes know of rental opportunities before they're listed.
How do I evaluate a specific address for school district and school zone?
Washington state has a public school district lookup tool at the OSPI website. For specific school zones within a district, use the district's own boundary tool (LWSD, Bellevue SD, Northshore SD, and Issaquah SD all have online tools). I can also look up any specific address for you — just send me the address and I'll tell you the exact school zone.
What's the property tax rate in King County?
King County property tax rates vary by city and school district but generally range from 0.8% to 1.2% of assessed value annually. On a $1.5M home, expect $12,000–$18,000 per year in property taxes. This is lower than California's effective property tax rate in most cases, especially for long-time California homeowners who benefited from Prop 13.
