Microsoft's $5B Campus Expansion and the 2026 Return-to-Office Reality

Microsoft's Redmond headquarters has undergone a $5 billion expansion. 12 of 17 planned buildings are now complete, representing one of the largest corporate campus expansions in the Pacific Northwest's history. The campus now spans over 500 acres with modern office buildings, green spaces, and pedestrian infrastructure.

Microsoft's April 2026 return-to-office policy requires employees within 50 miles of campus to be in the office at least 3 days per week. This has driven significant relocation demand from employees who had been working remotely from other states, particularly California, Texas, and New York. Getting to Microsoft Campus

By Car5–20 min

Most Redmond neighborhoods are 5–20 minutes by car. SR-520 and NE 40th St are the main arteries. Avoid peak hours (7:30–9:30 AM, 4:30–6:30 PM) when possible.

East Link Light RailWalking from Overlake

The Overlake Village and Overlake Transit Center stations serve the Microsoft campus area. Connects to Bellevue and downtown Seattle. Useful for employees and partners commuting to Seattle.

By Bike10–25 min (Overlake)

Overlake and parts of Education Hill are bikeable to campus. The Sammamish River Trail connects North Redmond. Microsoft provides bike storage and showers on campus.

Justin's Take: My top recommendation for Microsoft families with kids in elementary school. The schools are excellent, the neighborhood has real community feel, and you're not paying the Overlake premium. If I were moving to Redmond with kids today, this is where I'd look first.

Justin's Take: Overlake is for people who want to minimize commute above all else. The light rail connection is genuinely useful. Note that the main Microsoft campus sits near Overlake, so you're essentially walking distance from headquarters. The tradeoff is you're paying a premium for proximity and the neighborhood feels more like a tech campus extension than a community.

North Redmond

The most important thing to know about LWSD schools: the district is strong across the board, but individual schools vary. When I'm helping a family with kids, I always ask which specific elementary school their home would be zoned for, not just which district. Redmond Elementary and Alcott are both excellent. Einstein has a strong STEM focus that aligns well with Microsoft families. I can tell you exactly which school any specific address is zoned for.
