Justin's Take
I live in Kirkland and have for years. I grew up in Redmond, then moved to Bellevue, and chose Kirkland because of the community. I've been active in local neighborhood Facebook groups with tens of thousands of Kirkland residents. I know this city at a level most agents don't. When buyers ask me Kirkland vs Redmond, my honest answer is: Redmond wins on commute, Kirkland wins on life. If you want to feel like you live somewhere, not just near work, Kirkland is worth the extra 10 minutes.

Justin's Take
Totem Lake is the underrated entry point in Kirkland. The redevelopment is real and ongoing. If you're buying on a tighter budget but want to be in Kirkland, this is where I'd look. In 5 years it will be a different neighborhood.

Justin's Take
School zone boundaries matter a lot in Kirkland. Two houses on the same street can be in different elementary zones. Before you fall in love with a specific home, I always verify the exact school assignment. I can also tell you which schools within LWSD have the strongest reputations right now, which changes more than the official ratings suggest.
